This position reports to the #India #Head of #Property #Management and will be responsible for management and oversite of the following: __ Responsible for all aspects of property management including budgeting, sustainment, maintenance, cleaning, client satisfaction and quality to ensue these are conducted in accordance with the lease and local statutory requirements. Work with CWS regional and global teams to establish and review property management functions and implement cost effective strategies to meet the firm’s business requirement. __ Ensure the critical MEP infrastructure supporting business operations is operated and maintained to the highest standards of reliability and efficiency and in accordance with the firm’s global engineering policies and procedures for office, trading floors, and data centers __ Lead hard and soft services (MEP/HVAC, preventive/corrective maintenance, housekeeping, utilities, security, mailroom). __ Ensure statutory compliance, asset uptime, comfort standards, and vendor performance. __ Provide requirements and guidelines for critical system design and operational provisions for all new construction, expansion and reinstatement projects __ Be available 24/7/365 in the event of incidents or crises. Provide crisis management support to identify potential/immediate impacts, restore operational capabilities and institute required safeguards __ Evaluating and communicate any risk with potential to impact facility operations resulting from external or internal events, and ensure that appropriate resources and processes are utilized to mitigate risk of business interruption. __ Develop and maintain relationships with key client stakeholders at multiple levels within the organization. Interact with key stakeholders and clients on timely issue resolution and operational improvements. __ Build and maintain relationships with stakeholders at multiple levels. __ Partner with Workplace Experience to resolve issues and drive continuous improvement. __ Execute daily readiness reviews across visitor, conference, café, and facilities touchpoints. __ Identify and communicate operational risks; coordinate mitigation to avoid business interruption. __ Collaborate across On-Site Solutions to enrich the workplace experience for facility occupants and guests by delivering a seamless operation that works at scale, tailored to the location and individual. __ Manage the onsite vendors providing property management ensuring that all work is performed in accordance with the firm’s policies. __ Analyze contract provisions and requirements to ensure contracts are executed in accordance with outlined service level agreements. __ Analyse and ensure contract execution per SLAs and compliance obligations. __ Develop and manage annual operating and capital budgets for property management services. __ Maintain documentation for audits, statutory permits, and certifications. __ Support in developing and managing the annual operations and capital budgets for all facilities relating to property management __ Hospitality management __ Visitor management and Conference centre: Oversight end-to-end guest journey, uphold hospitality standards and SLAs; optimize throughput and wait times while maintaining data privacy compliance. __ Vendor governance __ Oversight of confirmation to firm policies, SOPs, and SLAs by onsite vendors __ Participate and contribute in governance routines (MBR/QBR), audits and performance reviews. __ Contracts, budgets, and compliance __ Analyse and ensure contract execution per SLAs and compliance obligations. __ Develop and manage annual operating and capital budgets for property management services. __ Maintain documentation for audits, statutory permits, and certifications. __ Design, Projects, and FF&E __ Partner with Real Estate Development to define property management design and construction standards. __ Represent Facilities in FF&E requirements for new builds and expansions. __ Participate in planning, design reviews, and selection of sustainable FF&E assets. __ Risk and incident management __ Evaluate risks from internal/external events; implement resilience measures. __ Assist in managing critical incidents, vendor escalations, and post-incident reviews.
